



The whole of the West Cliff Estate is privately maintained, but with limited access to the general public.
West Cliff Road from the Esplanade, via West Walk up to the junction with Brit View Road and Brit View Road itself originally formed a bridleway. However, when the upper part of the estate was built in 1960, the section from the junction of West Walk and Brit View Road up to Donkey Lane was deleted by Dorset County Council and never replaced, making it a dead end. Vehicular access is limited to residents and those on an agreed West Cliff Estate visit. The general public have no right of way through First, Second, Third or Fourth Cliff Walks, Meadway, nor through the top of West Walk from its junction with Brit View Road.
From the above definition it is clear that vehicle parking on the estate is restricted to residents and their visitors. The grass verges on the estate are easily damaged by vehicle parking and should be avoided where possible. Non-resident parking does sometimes occur, mainly due to West Bay’s beach visitors attempting to avoid paying for parking in the official car parks. This unsocial parking needs to be discouraged as these perpetrators are avoiding their contribution to the overall economy of West Bay tourism.
There is a speed restriction on the estate of 20mph and we ask all drivers to act in a responsible manner and drive at cautionary speeds. There are a number of elderly people and families with young children on the estate with many people reversing out of their drives. We ask all drivers to be prepared for the unexpected and drive accordingly. Please also note that driving etiquette requires that vehicles proceeding downhill should give way to vehicles coming uphill. Thank you.
Our roads are quite old as are the sewers, drains and gullies. We therefore ask owners to be mindful of the weight of delivery vehicles when ordering goods and services. We have set a weight limit of 7.5t and ask that owners liaise with companies they are using to see if it is possible to keep vehicles under this weight. Large vehicles will also find it hard to turn around in parts of the estate. The costs of repairing damage caused by delivery or service vehicles will be passed on to the owner(s) concerned.
